2026 Custom Home Cost Guide
How Much Does It Cost to Build a Custom Home in Greater Baton Rouge?
A realistic construction budget starts with more than a price-per-square-foot number. This guide explains the range we are currently seeing, what affects it and how Lawson Development helps clients move from an early idea to a dependable construction plan.
What does “per heated square foot” actually mean?
Heated square footage includes the conditioned living area of the home. Garages, porches, outdoor kitchens and other unconditioned spaces are not included in that number—but they still require labor and materials. That is why multiplying heated square footage by a single number should be treated as a starting point, not a final proposal.
The final investment depends on the completed plans, total under-roof area, site conditions, structural requirements, selections and the level of finish throughout the home.
What changes the cost of a custom home?
Home design
Complex rooflines, large spans, tall ceilings, extensive glass and complicated foundations add material and labor.
Interior selections
Cabinetry, appliances, flooring, plumbing fixtures, lighting and specialty finishes can move the budget considerably.
Total under-roof area
Large garages, deep porches and outdoor living spaces affect cost even though they are not heated square footage.
Property conditions
Clearing, drainage, soil conditions, elevation, driveway length and utility distance are specific to each homesite.
What is usually included in Lawson Development’s range?
The $220–$250 average includes Lawson Development’s builder fees. It also typically accounts for a normal driveway and ordinary utility connections. The intent is to give families a useful starting point without advertising an artificially low number that excludes normal construction expenses.
Land is not included. Unusually long driveways, long utility runs, extensive clearing, challenging drainage or major site preparation are evaluated separately because those costs depend on the property.
A simple planning example
3,000 heated square feet
At the current average range, a 3,000-heated-square-foot custom home may begin around $660,000–$750,000, excluding land. This is only an early planning range. The garage, porches, design complexity, property and selections determine where the actual proposal lands.
Why online price-per-square-foot comparisons can be misleading
Two homes with the same heated square footage can have very different costs. One may have a simple footprint and modest porch area; another may include a complicated roof, oversized windows, extensive cabinetry and a large outdoor living space. A useful comparison must account for the full scope—not only the conditioned floor area.
It is also important to ask whether a published number includes builder fees, driveway work, utility connections and realistic finish allowances. Lawson Development believes those distinctions should be discussed early.

Frequently asked questions
Does the $220–$250 range include the lot?
No. The average construction range excludes the cost of purchasing land.
Are builder fees included?
Yes. Lawson Development’s builder fees are included in the stated average range.
Are the driveway and utilities included?
Normal driveway and utility costs are typically included. Long driveways, extended utility runs and unusual site conditions may add cost.
Can you give an exact price before the plans are complete?
An early range can help determine feasibility, but a dependable proposal requires completed plans, property information and enough selection detail to define the scope.
Why does a porch or garage affect cost if it is not heated?
Those areas still require foundations, framing, roofing, finishes and labor. Heated square footage does not represent the entire structure.
